We always do our best to ensure our customers get value for money, and so if you find a like for like product cheaper elsewhere, we will endeavour to beat or match a competitor's price.

Return Policy:
You have 14 days from the date of delivery to notify us of your intention to return an item. If your return is approved by our returns team, you then have 14 days from that approval date to send the item back to the provided address. Returns received beyond this period will not be eligible for a refund.
Antique Reproductions & Variations:
Many of our pieces are antique reproductions, intentionally and professionally aged for an authentic, distressed look. This includes imperfections, fading, and variations in texture, which are part of the design. Additionally, colors may vary slightly from those displayed on our website due to differences in lighting and screen settings.
Assembly & Installation:
If your item requires assembly, please carefully check the instructions and parts list before installation. Ensure that all components are present and that the product is assembled strictly according to the manufacturer’s guidelines.
We cannot offer refunds for products that have been incorrectly installed.
We are not responsible for any issues arising from misinstallation.
We strongly recommend hiring qualified joiners or electricians for installation.
Outlet Products:
Outlet products can be returned; however, as many of these are one-off deals, we are unable to exchange them for brand-new alternatives.
General Returns Conditions:
If you are not fully satisfied with your purchase, you may return it, provided that:

The item is returned within 14 days of your return request approval.
The item is unused, complete, in resalable condition, and in its original packaging.
We reserve the right to deduct up to 50% of the refund amount as a repackaging fee if items require repackaging.
Transit Damage & Refunds:
If you arrange your own return shipping and the item is damaged in transit, we cannot issue a refund. To avoid disappointment, we strongly recommend purchasing transit insurance for returns. All returned items will be quality-checked before refunds are processed.

At Maddison House, we believe our customers shouldn’t have to pay extra for delivery. That’s why we offer free standard delivery to UK Mainland addresses on all our products!
Please note that delivery to Northern Ireland, Ireland, the Scottish Highlands, Islands, and the Channel Islands is not included in our free delivery service. If you require delivery to these locations, please contact us for a quotation. Additionally, deliveries to Scotland may take slightly longer than the estimated lead times for standard delivery routes. For a more accurate timescale, feel free to get in touch.
Smaller Item Deliveries
Smaller items are typically shipped via couriers such as Hermes, Parcel Force, or APC, many of which offer tracking services and ETA notifications. If tracking is available for your order, we will share these details with you.
To ensure a smooth delivery, please provide a contactable mobile phone number so couriers can reach you via call or text where necessary.
Larger Item Deliveries
For larger or bulky items, we partner with verified third-party logistics providers who specialize in handling such deliveries. Our goal is to deliver in-stock items within 4-10 working days.
- While many products are available for immediate dispatch, some items may be on backorder or available for pre-order.
- Any delays will be fully communicated, and if you need a specific timeframe, please contact us before placing your order.
Important Delivery Notes:
- Customer Assistance: For heavier items, assistance may be required to help the driver.
- Ground Floor Delivery Only: Due to insurance policies, deliveries are strictly to ground floor level.
- Inspection Upon Delivery: We ask that you inspect your order upon delivery before the driver leaves to allow for an easy return in case of damage. If this is not possible, you must report any damages within 24 hours of signing for the goods. Claims made outside this period will not be accepted.
- Scheduling & Contact: Our delivery team will contact you to arrange a convenient delivery date. In most cases, you will receive an ETA time slot via email or text message.
- Delivery Availability: Standard deliveries are made Monday to Friday. If weekend delivery is required, special arrangements can be made at an additional cost.
Customer Responsibility
- Availability for Delivery: Once a delivery slot is confirmed, it is the customer’s responsibility to be available to receive the goods. Missed deliveries will incur a re-delivery fee.
- Access & Measurements: Customers must ensure that items can fit through doorways, stairwells, or staircases. This is particularly important for tables with tops over 220cm. If unsure, contact our team before delivery. If specialist equipment is required, additional charges may apply.
- Safety During Delivery: For safety reasons, pets and children must be kept clear of the delivery area.
- Checking the Goods: Upon receipt, it is the customer’s responsibility to inspect the items. We take full responsibility for any damage reported at the time of delivery.
Additional Notes
- Assembly & Packaging: Items may arrive unassembled and in multiple boxes for secure transportation and ease of access. Some products may require minimal assembly.
- White Glove Service: This is not included as part of our standard service, but we are happy to provide a quote upon request.
